TR1 Richmond Hill TruroDue to years of neglect this property had extensive rising and penetrating damp, crumbling walls and major structural defects.
The front wall had bulged and the layers of stone were separating causing the render to crack and openings to distort. All render was removed, sections rebuilt, more 1st storey floor joists were added; metal reinforcement bars installed to hold the layers of stone from parting anymore. Then the whole wall was tied into the floor joists and in-turn to the rest of the building. External sills reset and frontage re- rendered, leaving the facade restored with barely any sign of the previous problem. The rest of the house was stripped, damp proofed, stairs re-jigged partition walls built, with all new electrics, plumbing and new gas connection. A large steel added to the kitchen to extend into the side passage to create an open plan kitchen/diner /lounge. This leads out onto a raised decked garden. In addition the out-building was demolished and rebuilt, the lower section of the chimney in the kitchen removed to create an entrance then utilised as a downstairs toilet and utility. Obtaining all necessary planning permissions, building control, gas safe and electrical certificates as the job progressed. |
